How and why obtain a pre-approved mortgage for ones next home?
You should seek pre-approval well in advance of a serious home search to put you in a stronger position and to improve your overall credit profile. In this way you’ll have more time to save money for a down payment and closing costs. For your mortgage representative to submit your mortgage application for pre-approval, you must provide your last two years' notices of assessment and T4, latest two pay stubs, 3 months of bank account statements, and a signed authorization to order your credit report.
One thing to note is that you should know your buyer. Why?
Knowing important information gives you the upper hand in the negotiation because you know how far you can push to get what you want. Examples would be if the buyer needs to move in quickly or if he/she has enough money to pay your asking price. Remember to make sure the contract is complete with all terms, costs and responsibilities spelled out in the contract of sale, and resist the temptation to diverge from the contract. Avoid lying about or grossly exaggerating your home’s features.
Lastly, don’t move out before you sell.
Studies have shown that it is more difficult to sell a home that is vacant because it looks forlorn, forgotten, simply not appealing. Also, buyers don't have to try to second guess whether a bed will fit against a wall or if there is space in the dining room for a table. They can instantly identify the purpose of each room in the home because it's presently being used for that purpose.
